Dan Guenther

Dan Guenther taught special education for five years. He was comfortable and financially stable and, as he tells it, quietly certain that he would never be able to make a major change for his future family if he stayed. Leaving the classroom was the hardest call he has made.

His last year teaching, he and his wife saved everything they could: he taught full-time, tutored two days a week, and delivered packages for Amazon nights and weekends. Then they sold what they owned, moved to New Zealand and bought a camper van. The work they found was farm work, kiwifruit and vineyards, which meant eight hours a day of podcasts. He had put in 300 hours of study before he owned a single property.

They landed in Boulder County at the end of 2020, intending to reset for a few weeks at a friend's place in Boulder, and never left. He got licensed in March 2021. Today he works Longmont, Boulder County and the Denver metro with an investor's lens (house hacking, rent by the room, fix and flip, short-term rentals), and he house hacks his own properties in Longmont, so the strategy he is describing is one he is currently running.
